Land Use
You need to be sure that your property will be able to be used for the purpose you intend. Sonoma County is very protective of its beautiful land and there are mechanisms in place to ensure that the proper use is made of each parcel.

The Sonoma County General Plan is the County's bible as to land use. It sets out how much land is to be allocated to farming, development, etc.

The Sonoma County Code set out zoning and usage restrictions. This is another layer of regulations in addition to the General Plan. When you buy, you should be sure that the General Plan provisions and Zoning will permit you to do what you plan for your property. The number of animals, number of buildings, crops, types of businesses...are all governed. It may possible to obtain a use permit that if approved will allow you to do certain things not set out in the regulations.

You also need to be sure that there are no unacceptable deed restrictions, easements or other restrictions that will affect your use of the property. The title report should be reviewed carefully for these items.
