Utilities If you want modern conveniences you will probably need electricity. However, you can purchase propane refrigerators and propane lighting and you can use propane for heat and cooking as well. You can store propane on your property and schedule deliveries as needed. Don't forget that the propane delivery truck needs to have good access to the tank.
It is possible to live off the grid. Solar panels and more efficient and affordable than ever and there are new tax credits that will be in effect in California soon. There is also wind generation (tall & noisy-could be a problem with neighbors) and hydroelectric powerplants generating electricity from moving water. Alternative energy sources are becoming more and more attractive.On the other hand, if you go the alternate energy route, be prepared to be giving considerable time and attention to obtaining power. Its worth it to some people but not everyone.
Another thing to consider is resale value; some folks want power the traditional and easy way and won't buy your place if it doesn't have it. Being off the grid will most likely reduce the pool of potential buyers.
If you do want electric power and it isnt nearby, you will have to pay the electric company to bring it to your property. They charge by the foot to install lines so be clear about how far they will have to run lines and what it will cost. You could do the installation of underground utilities yourself and save a bundle.
In any event, give the issue of utilities sufficient thought before you buy.
